For the last few years, just when buyer demand began to build in the spring, the number of homes for sale receded in February through April, as you can see from the bar and line graph to the left.  


Interestingly, while the number of homes for sale continued to climb through September, the number of buyers began to wane after June.  


Fluctuating mortgage interest rates likely impacted the real estate market in 2024 as each of the four principal Capital Region Counties experienced fewer sales. 

Rensselaer County had only seven less sales in 2024 compared with 2023.  Schenectady County, however, experienced 12% less houses sold in 2024 compared with 2023.

Overall, the Capital Region real estate market had 4% less unit sales in 2024 compared with 2023.
