which make up the Capital Region of NYS. Further, I exclude new construction sales from the analysis.
January - June 2023 Real Estate Market Performance in the Capital Region

Diagram Above: While the pending sales (the blue line representing buyer demand) progressively increased over the first half of 2023, the number of new listings taken (the crimson line representing the supply or the number of houses for sale) steadily declined until the first week of April, which fostered the potential of multiple offers made on the same property.

Diagram Above: The median sale price represents the midpoint of all single family sold prices in the Capital Region real estate market. The median sale price will fluctuate through the year with the ebb and flow of the real estate market.
